What we handle

Every way a building gets opened up

Restoration is two jobs stacked on top of each other. Stop the damage, then rebuild what it took. We are a general contractor, so both halves stay on one contract instead of getting handed off to whoever is free that week.

  • Water damage and water intrusion

A broken supply line, a failed flashing detail, a roof that let go, or a foundation that was never sealed correctly. We find where the water is getting in, cut back to dry material, and rebuild the wall, the floor and the finish.

  • Storm damage

Wind, hail and fallen limbs. Roof, sheathing, soffit, fascia, gutters and siding, matched to what is already on the building so the repair does not read as a patch from the street. Storm-damaged decks and railings too.

  • Vehicle impact

A car through a wall is a structural problem before it is a cosmetic one. We shore it, brace it, rebuild the framing and the masonry, and put the openings back in. We have done this on houses and on commercial buildings.

  • Fire and smoke damage

We take fire and smoke calls, and we rebuild from the framing out once the building is cleared for work. If you are standing in front of a burned building right now, call us and we will come look at it.

  • Emergency board-up and close-in

When a building is open, closing it is the first job. Plywood over broken glass and open bays, cut to the openings and fastened properly. Any wall we open during the work gets closed back in before we leave for the day.

  • Structural repair after a loss

Collapsed brick, failed floor framing, a wall carrying more than it should be. This is the part of restoration that gets subcontracted out most often. For us it is the day job, which is why it stays in house.

Insurance

Claims run on documentation

The day of the loss, documentation costs nothing. The day an adjuster questions the scope, it costs a lot. We collect it before anything gets touched, and we write the scope so your carrier can read it line by line.

  • Photographs of the damage before any work starts
  • An itemized scope, line by line, on a like-kind and quality basis
  • Written approval before anything is ordered or any wall is opened
  • Invoicing tied back to the approved scope, not to a running total
  • Change orders documented in writing, not agreed to over the phone
  • Lab shingle matching when the roof is part of the claim

We work with your carrier, not around them

On a commercial vehicle impact in Dayton the damage was photographed before anything was touched, and the scope was itemized on a like-kind and quality basis with the jalousie windows, the French door, the knee wall and the stucco all listed separately. The scope was approved in writing, the work was invoiced against that approval, and the file closed within two weeks of the build.

We are not a public adjuster and we do not negotiate your settlement for you. What we do is document the building and price the repair honestly, so there is nothing in the file left for anyone to argue about.

How it goes

From the call to the final walk

  1. Call us

The phone is answered 24 hours a day and the appointment gets booked on the call. Tell us what happened and whether the building is still open.

  2. Secure the building

If it is open, closing it comes first. Board-up over broken glass and open bays, and temporary bracing wherever the structure needs it before anyone works underneath it.

  3. Document the loss

Photographs before anything moves, then an itemized written scope your adjuster can read and check against those photographs.

  4. Find the source

Water does not stop because the drywall got replaced. We locate the entry point and fix that first, or the same wall comes apart again next spring.

  5. Rebuild it

Demolition back to sound material, then framing, drywall, flooring, trim, paint and finish. Where the repair needs a building permit we pull it and follow it up, and that is on us, not on you.

  6. Walk it with you

We walk the finished work with you before we call it done. Anything that goes on the list gets fixed before the crew leaves.

Questions

What people ask after a loss

How fast can you get here?

The phone is answered 24 hours a day and the appointment gets booked while you are still on the call. If the building is open right now, say so on the call, because closing it in is the part that cannot wait until Monday.

Do you handle fire and smoke damage?

Yes, we take fire and smoke damage work. Call us and we will come out and look at the building.

Fire losses usually have to be released before anyone can start work on them. Once the building is cleared, the rebuild is framing, drywall, flooring, trim and finish, which is the work we do every day.

Do you do mold remediation?

No, and we are not going to pretend otherwise. We are a general contractor, not a mold remediation company. If there is active mold, you want a licensed remediation contractor doing the containment, the air scrubbing and the clearance testing.

Once they have cleared it, call us. Rebuilding everything they had to cut out is exactly our work.

Will you work with my insurance company?

Yes. We photograph the damage before anything gets touched, write an itemized scope your adjuster can read on a like-kind and quality basis, and invoice against what was approved rather than against a running total.

We are not a public adjuster, so we do not negotiate your settlement for you. What we do is document the building so there is nothing left in the file to argue about.

Do I have to file a claim to hire you?

No. Plenty of restoration work gets paid without a claim, and whether you file is your decision, not ours. Either way you get the same free walkthrough and the same itemized written scope.

Do you fix what caused the water, or just the damage?

Both, and in that order. Water does not stop because the drywall got replaced. On a Troy home the sunroom windows were pulled out, the failed flashing and sealant were cut away, sill pan flashing with end dams went in with drip cap over every window head, the rotted framing at the openings was repaired, and only then did the finishes go back.

If we cannot find the source, we say so before you spend money on finishes that are going to get wet again.

Can you secure the building now and rebuild later?

Yes, and that is often the right order. Board-up and close-in is its own job. Once the building is closed and dry, there is time to write the scope properly instead of guessing at it in the dark.

Who actually shows up on the job?

Our crews. The people who walk the property during the estimate are the ones who run the work, and each trade is done by the crew that does that trade. We carry demolition, framing, plumbing, electrical, drywall, paint, tile and finish work in house, which is why nobody gets to blame the next trade for the schedule slipping.

You can read about the guys who make it happen on our about page, and see the commercial side of it on our commercial build-outs page.

Next step

Tell us what happened

Send us the address, what came through the building, and whether it is still open. We will come look at it, write it up so you and your carrier can both read it, and tell you straight what it takes to put it back.
