Intro: Transforming Empty Warehouse Space
In an industrial facility, unutilized square footage is wasted potential. Our task for NuStream Filtration was straightforward but ambitious: take a completely raw, empty section of a warehouse floor and build a high quality, fully functioning commercial restroom from scratch. For Limitless Construction, this project was the perfect opportunity to showcase the elite level of quality and speed we bring to commercial type projects.
By managing every phase of this commercial buildout seamlessly, we proved that you don’t have to compromise on premium finishes just because a project is in an industrial setting. Here is a look at how we transformed a bare concrete corner into a pristine commercial space in record time.
Phase 1: Creating Something from Nothing (Framing & Infrastructure)
We started with a completely blank canvas on the open warehouse floor. The first step was laying down the heavy duty wood framing skeleton to define the footprint of the new standalone restroom structure. Because this was an industrial environment, our framing had to be rock solid while precisely navigating the existing concrete block walls and overhead piping lines.
Once the perimeter walls were up, we engineered the ceiling joists to create a fully enclosed, self contained room within the high ceiling warehouse space. This phase required precise measurements to optimize the internal layout for commercial stalls, a urinal, and a handwashing station before any utilities were closed in.
With the structure solidly anchored to the concrete floor, we immediately began roughing in the commercial grade plumbing infrastructure. We ran the high durability PEX supply lines and PVC drain lines straight through the newly built stud bays, ensuring all utilities were perfectly positioned for the fixture installation.
Phase 2: Closing the Envelope (Drywall, Utilities, and Prep)
With the framing and plumbing rough-ins locked down, we moved quickly into closing up the structure. We hung moisture resistant drywall engineered to handle a commercial bathroom environment, followed by a meticulous process of mudding, taping, and sanding to ensure completely seamless walls and crisp corners.
On the outside of the structure, we sheeted the entire buildout to cleanly separate the bathroom from the active warehouse floor. During this stage, we also cut out the precise rough openings for the heavy use commercial entry door and integrated the overhead lighting boxes into the ceiling drywall.
Inside, the transformation was moving fast. We finalized the ceiling ventilation system and wrapped up the drywall finish right down to the plumbing hookups, leaving a clean canvas ready for the upcoming paint and flooring stages.
Phase 3: The Aesthetic Transformation (Paint & Flooring)
With the drywall completely sanded and prepped, we shifted our focus to the finishes. To ensure the new structure looked like a natural extension of the facility, we applied a clean, professional dual tone paint scheme. For the exterior walls facing the active shop floor, we went with a crisp, bright white that instantly modernized the entire warehouse corner.
Inside the restroom, we shifted to a durable, clean slate gray satin finish on the newly drywall sheathed walls. We also coated the existing concrete block walls with a matching commercial grade paint, creating a seamless, uniform look across two completely different wall textures.
Next came the flooring. Instead of leaving the raw, gray industrial concrete, we prepped the slab and began installing premium, high-durability faux marble stone tiles. These large format tiles completely transformed the vibe of the room while providing a surface built to handle heavy foot traffic and frequent cleanings.
Precision was everything during this phase. We carefully notched and fit the stone tiles directly beneath the low running conduit and heavy duty utility piping lines, leaving zero gaps and ensuring a completely watertight seal along the room’s perimeter.
Once the tile fields were completely laid, the gray walls and marbled floors completely erased any memory of the bare warehouse corner we started with just days prior.
Phase 4: The Final Fit-Out (Fixtures, Hardware, & Stalls)
With the background finishes locked in, we began the final assembly phase. Accessibility and longevity are key for any commercial buildout, so we hung a durable, pre-hung six-panel door equipped with a heavy duty commercial lever handle designed to withstand constant daily use.
The heavy use entry door was precisely fitted to ensure smooth operation and a tight seal, completely isolating the finished restroom interior from the noise and dust of the surrounding industrial workspace.
Next, we began mounting the commercial grade plumbing fixtures. We installed a durable porcelain toilet, anchored tightly to the floor and connected to the newly run utility lines, followed by the installation of the commercial flushometer urinal and multi-user privacy partitions to maximize the room’s footprint.
Conclusion: Premium Quality in 2 Weeks Flat
The dramatic side-by-side transformation of this industrial workspace showcases what is possible when you combine strategic layout planning with elite craftsmanship. We took a completely empty, bare concrete corner of the NuStream Filtration facility and turned it into a pristine, modern, and highly functional commercial restroom.
Every square inch of the buildout was completed with commercial durability in mind. The sleek faux marble stone tiles completely cover the old industrial slab, providing an elegant surface that is easy to maintain and built to last.
Inside, the clean slate gray satin walls, crisp white trim, and matching framed mirror completely erase any feel of a gritty industrial setting, elevating the day-to-day experience for the facility’s workforce.
By optimizing the footprint, we successfully fitted a multi-user layout featuring professional gray privacy stalls, a porcelain toilet with structural grab bars, and a commercial flushometer urinal.
The heavy-use entry door stands finished with a clean, professional seal, keeping warehouse dust out and privacy locked in.
