A build-out is not one trade. It is framing, plumbing, electrical, drywall, paint, tile, doors and fixtures landing in the right order without your business grinding to a halt. That sequencing is the whole job, and it is what we carry in house.

Tenant Improvements

Raw or dated space turned into a suite that fits the lease and the tenant. Demolition through final punch list.

The part that actually costs you money

Downtime is the real invoice

Anybody can quote the materials. What decides whether a commercial job was worth it is how many days you could not sell, serve, ship or open. We build the schedule backwards from that number.

  • Materials staged before demolition starts. The storefront system, the framing and the sheathing were on site before the old wall came off, so nothing waited on a delivery truck.
  • Any day the wall came open, the building was closed back in by dark. On an occupied pawn shop full of inventory, that is security, not just construction.
  • We work around existing conditions instead of billing to remove them. At an industrial facility we notched stone tile under low running conduit and utility piping, and painted existing block to match new drywall across two different wall textures.
  • We keep what is worth keeping. A locker room full of dated blue lockers got prepped, masked and refinished in gloss black rather than replaced, which is a line item that did not have to exist.
3WORKING DAYS

Storefront replacement at Rich’s Pawn Shop. A car came off Watervliet Avenue and hit the front of the building. Tear-out to a finished storefront in about three working days, without the building sitting open to the street for a single night.

2WEEKS

Commercial restroom for NuStream Filtration. From the first wooden stud to the final wipe-down, on a raw section of warehouse floor, while the facility kept running.

3BATHROOMS

School restrooms in Miamisburg. Tile, subfloor, partitions, toilets, urinals, sinks and cabinetry replaced, plus stainless steel handrails installed for ADA compliance.

What owners and property managers ask

Can you do the work while we stay open?

Usually yes, and it is how most of our commercial work gets done. We have built inside an active airline maintenance hangar, a running warehouse, an occupied pawn shop full of inventory and a school. The schedule gets built backwards from the hours you cannot afford to lose. On the storefront replacement at Rich’s Pawn Shop, any day the wall came open, the building was closed back in by dark.

How long does a commercial build-out take?

It depends entirely on scope, so here are real numbers from real jobs instead of a range we made up. A full storefront replacement, tear-out to finished, ran about three working days. A commercial restroom framed and built from nothing on a bare warehouse slab, first stud to final wipe-down, took two weeks. A three restroom school rebuild took several weeks.

You get a schedule in writing with the scope, before anything is ordered.

Do you work with our insurance carrier?

Yes, and we document for it from day one. On the vehicle impact at Rich’s Pawn Shop, the damage was photographed before anything was touched and the scope was itemized line by line on a like-kind and quality basis, listing the jalousie windows, the French door, the knee wall and the stucco separately. The scope was approved in writing, the work was invoiced against that approval, and the file closed within two weeks of the build.

Claims run on documentation, and documentation is cheap the day you collect it and expensive the day you wish you had it.

Is the work ADA compliant?

Accessibility gets built into the scope rather than bolted on afterward. We have installed stainless steel handrails in school restrooms and grab bars in an airline facility locker room specifically to meet ADA requirements. If your space has a compliance gap, we will flag it at the walkthrough so it is priced in rather than discovered later.

Who actually shows up on the job?

Our crew. The people who walk your property during the estimate are the ones who finish the job. We carry demolition, framing, plumbing, electrical, drywall, paint, tile, glazing and fixture work in house, which is why nobody gets to blame the next trade for the schedule slipping.

Will you give us a written scope before we commit to anything?

Always, and the walkthrough and estimate are free. You get an itemized scope you can read, compare against another bid, or hand to your carrier or your corporate office. Nothing gets ordered and no wall gets opened until you have signed off on it.

Do you handle emergency commercial damage?

Yes. The phone is answered 24 hours a day, and vehicle impact, water loss and fire loss are the calls that cannot wait until Monday. Our first job on an emergency is getting the building secure and closed in, then documenting the loss properly so the claim holds up.
